The idea

We don't list places.
We choose them.

Anyone can show you ten thousand options. The Late Checkout shows you the ones worth flying for. We go, we stay, we verify — and we only feature the places we never wanted to leave. Curation you can trust, because we stayed there first.

Hand-picked, never listed

A tight, obsessively-chosen collection. If it's in The Late Checkout, it earned its place.

Made for lingering

Room to slow down, a kitchen to cook in, a pool to lose the whole afternoon by. Made for staying, not just sleeping.

Verified in person

Every place is somewhere we actually went, stayed in, and didn't want to leave. 100% real, 0% guesswork.

Cinematic, always

We make every place look as good as it feels — the kind of room you screenshot before you've even unpacked.

Why you'll stay

Hosts who let you lingerReal people who'd rather you stayed an extra night than rushed out by eleven.
The vision

This is just chapter one.

The Late Checkout starts as a collection — but the destination is the name you trust for places worth staying longer. Here's where it's going.

Our mission

Be the place worth staying for.

We're building the most trusted name in travel for the thing people quietly crave most — a place they never want to check out of. We choose a tiny, obsessive collection and turn each one into the place everyone screenshots, saves, and books.

Get chosen, and you're not one of ten thousand listings. You're the answer to "where should we stay?" — filmed beautifully, shown to exactly the right people, and stamped Worth Staying For.

This is going to be everywhere. Be in it early.

Villa da Eva

Lippiano · the Umbria–Tuscany border · Italy

A 1790 stone farmhouse high in the green hills, with a heated pool over the valley, a table for twelve, and nothing but quiet for company.

Sleeps 14 6 bedrooms 18m heated pool 350m² of stone & light Verified for Friends
Why we chose it

Some houses you visit. This one you don't want to leave.

Six bedrooms, so nobody draws the short straw. A kitchen with a twelve-stool island where the whole trip somehow ends up. A long table beside a fireplace that begs for a four-hour dinner. And a heated pool perched over the valley, where the afternoons quietly disappear. It's calm, it's beautiful, and it's the kind of place your group will still be quoting years later. We went. We'd send our own friends. That's the entire test.

— chosen, not listed.
Built for the long stay

Room for everyone, and then some.

Sleeps 14 across 6 bedroomsThe whole group under one roof — no overflow hotel down the road.
A 12-stool kitchen islandThe heart of the house. This is where every trip ends up.
A dining table for twelveFireplace beside it, doors opening to the pool. Made for long dinners.
18m heated pool with valley viewsAbove the house, looking out over the green hills. The afternoon HQ.
Outdoor BBQ & garden living350m² of restored 1790 stone, inside and out.
Foodie countryMonterchi's Sunday porchetta market 5 min away, a mozzarella farm closer still.
Late Checkout note: it's properly calm

Low-key, low-stimulation, gloriously quiet — 400m up with green hills in every direction. Space to spread out and a garden that slows everyone down. The kind of calm that's genuinely hard to find.

Good to know

The honest bits.

Before you book

  • The pool sits above the house and isn't fenced, reached by garden steps — worth an eye on little swimmers.
  • Steps wind through the garden, so it isn't a step-free property.
  • It's rural bliss — you'll want a car to get here and explore.
  • A non-smoking home, and no pets.
  • A few other villas sit nearby, so parts of the garden aren't fully private.
The setting

On the border of two of Italy's prettiest regions.

Getting there

Perugia airport ~1 hr · Florence ~1 hr 40 · Rome ~2 hr 40. Nearest train: Arezzo, ~35 min, on the Florence–Rome line.

Nearby

Monterchi 5 min · Città di Castello ~20 min · Sansepolcro a little beyond. Hilltop medieval villages, weekly food markets, and the green heart of Umbria all around.

Menart Estate

Dvorje · Cerklje na Gorenjskem · Slovenia

Eight oak-lined apartments on a centuries-old estate at the foot of the Alps — quiet, warm, and ten minutes from the runway you flew into.

8 private apartments 40–95 m² each In-suite saunas Solid alpine oak Krvavec ~15 min Verified for Friends
Why we chose it

Some places try to look calm. Menart simply is.

A 19th-century homestead — once a granary fort that supplied nearby Strmol Castle — rebuilt into eight apartments lined head to toe in warm oak, softened with stone, gentle colour and the odd glint of gold. Several have their own Finnish or infrared sauna and a whirlpool tub off the bedroom. Outside: a garden, the Kamnik–Savinja Alps from every balcony, and a forest path that still runs up to the castle. It's the rare kind of quiet you can actually hear. We went, we stayed, and we did not want to pack.

— chosen, not listed.
Built for the long stay

Pick the size your group needs.

Eight apartments, 40–95 m²From a snug one-bedroom for two to two-floor layouts for six — oak floors, oak walls, solid-wood furniture throughout.
A real kitchen in every oneFully fitted, with a dining bench. Cook, linger, repeat — no eating out unless you feel like it.
Saunas & whirlpool tubsSeveral apartments have an in-suite sauna and a massage tub off the master bedroom. Tell us and we'll match you.
Balconies facing the mountainsThe Kamnik–Savinja Alps lined up behind your morning coffee.
A homemade estate breakfastAn optional spread of local food — eggs, cheese, honey and fruit from the neighbours.
One step-free apartmentThe ground-floor "Rado" is wheelchair-accessible — rare, and worth knowing if you need it.
Late Checkout note: this is the quiet one.

Guests routinely call it the most peaceful place they've stayed in Slovenia, and we understand why. Solid oak soaks up sound, the estate sits well off the through-traffic, and most mornings the loudest thing is birdsong. Low-stimulation, deeply restful, and very easy to settle into.

Good to know

The honest bits.

Before you book

  • It's an estate of separate apartments, not a hotel — no reception buzz and no restaurant downstairs, which is rather the point.
  • Ljubljana's airport is a short drive away; you may occasionally catch a plane overhead, but the estate itself stays genuinely peaceful.
  • It's rural Gorenjska — you'll want a car for Krvavec, Bled and the trailheads.
  • Saunas, tubs and layouts vary by apartment, so tell us your group and we'll put you in the right one.
  • The two-floor apartments have internal stairs; only the "Rado" apartment is fully step-free.
The setting

Alps on one side, an airport on the other.

Getting there

Ljubljana airport ~10 min — the closest international airport to any ski resort in Europe. Ljubljana city ~30 min · Lake Bled ~40 min.

Nearby

Krvavec gondola ~15 min · Strmol Castle along a forest path from the estate · Arboretum Volčji Potok and the Terme Snovik spa close by. Skiing in winter; hiking and biking the rest of the year.

Bring your people to Menart.

Tell us your dates and which apartment suits your group, and we'll set it up.

Bovec · the Soča Valley · Slovenia

Self-catering apartments Outdoor pool (May–Oct) Sauna Outdoor kitchen & BBQ 2 min to the square Verified for Friends
Why we chose it

"Built with love" — and for once it isn't just marketing.

Emerald Valley is a holiday home made for the Soča: bright, well-kept apartments with a swimming pool out back, a sauna, an outdoor kitchen and BBQ, and free laundry for everyone coming home muddy and happy from the river. Two minutes from the town square, ten from the water. You can raft all day and still be barefoot by the pool before dinner. We went, we stayed, and we'd send our own family.

The Soča at the end of the roadRafting, kayaking, canyoning, ziplines and trailheads, all on the doorstep.
Late Checkout note: a calm base for a lively valley.

Bovec is an adventure town, so the energy here is outdoorsy rather than hushed — but the apartments themselves are a green, easy retreat with a pool and garden to slow down in. That contrast is the appeal: big days out, soft landings.

Good to know

The honest bits.

Before you book

  • The pool is seasonal — open roughly May to October.
  • Bovec is an adventure hub; high summer is busy and the best dates book early.
  • The square and shops are a short walk, but a car helps for trailheads, the Vršič Pass and Triglav National Park.
  • Soča Valley roads are mountain roads — beautiful, winding, and worth not rushing.
  • It's self-catering, so you're cooking — or walking two minutes for someone else to.

Suites & lodges, 35–172 m² Sleeps 2–8 1,100 m² spa Ski-in / ski-out Miele kitchens Verified for Friends
Why we chose it

Some hotels you sleep in. This one you live in.

ADEA is a suite hotel that behaves like a very good apartment: properly sized rooms — 35 up to 172 m² — with box-spring beds, full Miele kitchens, and a balcony that fills with the Kitzbühel Alps. Downstairs, an 1,100 m² spa with an indoor pool, a natural bathing pond and saunas, reachable straight from your suite in a bathrobe. In winter the lift is literally outside; in summer it's the "Home of Lässig," one of the biggest bike regions in the Alps. We went, we stayed, we set three alarms to leave and snoozed every one.

The "Home of Lässig"Austria's biggest bike region, dreamy hikes and golf, all from the door once the snow melts.
Late Checkout note: spa-calm, resort-busy.

The wellness floor, the suites and the mountain views are deeply restorative — but this is a lively four-season resort at a major lift station, so peak ski and summer weeks have real buzz. Come for the spa and the space; pick your week for the quiet.

Good to know

  • Ski-in/ski-out means a vibrant lift station right outside in season — brilliant for skiers, lively for everyone.
